The proof
1926 duplex,
gutted to
the studs.
Drag the handle. Corktown two-flat: new structural beam, rewired to code, kitchen relocated to the south wall for light. Fourteen weeks, on the quoted number.
Why owners keep us
Four promises,
in the contract,
in writing.
If we miss one, the remedy is written on the same page. That is the whole pitch.
Fixed price, fixed date
The number you sign is the number you pay unless you change the scope. Late-finish credit written in.
One crew, no brokering
Our carpenters, our supers. Trades we do not employ are named in your contract before you sign.
Permits pulled by us
Drawings, engineering, and every inspection scheduled and attended by us. You never call the city.
Cleaned daily, photographed weekly
Dust walls, negative air, broom-clean at 4pm. Weekly photo log to your inbox.
How it runs
Five steps
from call
to keys.
Most owners are surprised by step two. We would rather spend a paid week on drawings than a free month arguing about them later.
- 01 Site visit A superintendent measures, photographs, and tells you what your house will and will not allow. 45 minutes, free.
- 02 Drawings & engineering Scaled plans, structural stamps where needed, and a line-item budget. Credited back in full when you build with us.
- 03 Contract & permits Fixed price, fixed schedule, allowances named. We pull the permits.
- 04 Build One crew, weekly photo log, daily clean-down. Your super’s mobile number on the fridge.
- 05 Walk-through & warranty Punch list closed before final payment. Two-year workmanship warranty, transferable on sale.

Six to ten weeks out for kitchens and baths, twelve to sixteen for additions. Emergency structural and roofing work jumps the queue.
Yes — drawings, engineering stamps, permit applications, and every inspection. You will never sit on hold with a building department.
On most kitchens and baths, yes. We build dust walls, run negative air, and set up a temporary kitchen. On additions we will tell you honestly which four weeks are unliveable.
